Inventory is down across the Medium buy box, but the pace is not the same everywhere
The Real Estate Data Aggregator counted 1,120 homes for sale across the Medium buy box in the three months ending August 31, 2026. That is down 21.2% from the same months of 2025. Nationally, Realtor.com reported active listings topped 1.16 million in September 2026. The national picture and the local one are pointing in opposite directions.
But even inside the Medium buy box, the story splits. One ZIP has 3.5 months of supply. Another has 7.1 months. That gap changes what a seller can ask and how long a buyer should expect to wait.

Supply by ZIP: the full range
The wider picture
Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Those national signals matter, but they do not tell you what your ZIP code is doing.
The Real Estate Data Aggregator counted 680 homes sold across the full Medium buy box in the three months ending August 31, 2026, up just 1.3% from the same period last year. Sales are holding, but pending sales across the group fell 3.5% year over year, to 693. New listings dropped 2.6% to 903. The pipeline is a little thinner than it was.
- Inventory is down 21.2% across the Medium buy box as of the three months ending August 31, 2026. But 33328 Fort Lauderdale and 33024 Hollywood are running tight, while 33025 Hollywood has more than twice the supply.
- One ZIP is not the same as the next, and one street can read differently from the whole ZIP code.
- If you want to know where your home sits in this picture, that is the conversation worth having.
