Inventory is down across the whole market, even with rates above 7%

Here is the one fact that changes what you should do right now. The Real Estate Data Aggregator counted 1,120 homes for sale across this market in the three months ending August 31, 2026. That is down 21.2% from the same period a year ago. Fewer homes for sale means less competition for sellers, and tighter choice for buyers.

That drop happened while CNBC reported the average 30-year fixed mortgage rate climbed to 7.49%. Rates that high usually push more sellers to stay put. They did. But buyers are still out there, and they have fewer homes to choose from.

Every ZIP lost inventory, but not by the same amount

The Real Estate Data Aggregator tracked each ZIP separately. The drops were real, but they were not equal. That matters if you own or are shopping in one specific area.

ZIP 33025 held on to more of its supply. Its months of supply actually ticked up 0.1 months to 7.1 months, according to the Real Estate Data Aggregator. That is the one ZIP where buyers still have room to breathe. The other three ZIPs all saw supply fall.

Sales and prices tell a mixed story

More homes sold does not always mean higher prices. The Real Estate Data Aggregator shows that clearly across these four ZIPs.

ZIP 33328 stands out. The Real Estate Data Aggregator shows its median sale price rose 7.9% to $654,000. It also had the fewest days on market at 56, down 24 days from a year ago. Supply there fell 27.7%. That is a ZIP where sellers earned every bit of that price gain.

ZIP 33027 and ZIP 33025 tell a harder story. The Real Estate Data Aggregator shows the median price in 33027 fell 15.8% to $389,500. In 33025 it fell 12.2% to $360,000. Not every ZIP moved the same direction, and that gap matters when you are deciding where to list or where to buy.

Homes are going under contract faster in most ZIPs

One sign of real demand: more homes are going under contract within two weeks of listing. The Real Estate Data Aggregator tracked this in all four ZIPs.

What the national picture adds

CNBC reported that the average 30-year fixed rate reached 7.49%. That is the highest since January 2025, according to Realtor.com. Nationally, Realtor.com found price cuts hit 20.8% of listings in September, the highest share since October 2022. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026.

This market is not the national market. Locally, the Real Estate Data Aggregator counted 680 homes sold across all four ZIPs in the three months ending August 31, 2026, up 1.3% from a year ago. Sales held up even as rates climbed.
