Real estate, Luxury buy box

The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 1,320 homes for sale across the Luxury buy box in the three months ending August 31, 2026. That is down 24.7% from the same months of 2025. Fewer choices for buyers. Less competition for sellers who price well.

Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. This market moved the other way. That gap matters for anyone thinking about timing.

Buyers are still active, even with less to look at

The Real Estate Data Aggregator counted 896 pending sales across the Luxury buy box in the same period. That is up 3.6% from a year before. Sales closed on 859 homes, up 8.2%. Buyers are moving, even with fewer options on the table.

New listings across the Luxury buy box also fell. The Real Estate Data Aggregator counted 1,110 new listings, down 9.3% from a year before. Fewer sellers are entering. That keeps the inventory squeeze going.

Not every signal points the same way

In ZIP 33332 (Fort Lauderdale), the median sale price dipped 5.1% to $1,062,500. Homes there took a median of 92 days to sell, 4 days longer than a year before. The Real Estate Data Aggregator counted only 26 homes sold, down 7.1%. A tighter market does not guarantee a faster or higher sale in every ZIP.

In ZIP 33326 (Fort Lauderdale), the median price slipped 1.3% to $673,500. Days on market ticked up 1 day. Pending sales fell 6.4%. Inventory dropped 11%, but that did not fully offset softer buyer demand there.

In ZIP 33027 (Hollywood), the median price fell 15.8% to $389,500. Days on market held at 92, unchanged from a year before. The sale to list ratio dipped 0.4 points to 96.1%. More supply relative to demand kept pressure on prices in that ZIP.

What mortgage rates mean for buyers right now

The Wall Street Journal reported mortgage rates surged above 7% recently. Realtor.com also reported rates climbed above 7% for the first time since January 2025. That raises the monthly cost on any home. Buyers who are prepared and pre-approved are better placed when a well-priced home appears.

Realtor.com reported that 20.8% of listings nationally had price cuts in September 2026, the highest share since October 2022. That is a national figure. In this Luxury buy box, the Real Estate Data Aggregator shows inventory falling, not rising. The two things can be true at once in different markets.
