This market is moving with less inventory, not higher prices
The one fact that changes what you should do: inventory fell 22% across this market, yet prices did not all rise. That means buyers are active, but they are still pushing back on price. These are the three months ending July 31, 2026.
The Real Estate Data Aggregator counted 719 homes sold across ZIPs 33024, 33027, 33328 and 33025 in the three months ending July 31, 2026. That is up 6.7% from the same period a year before. At the same time, homes for sale fell 22%. More buyers, fewer choices. So what does that mean? It does not automatically mean higher prices.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Here, the picture is more mixed. Two ZIPs saw prices fall. Two saw prices rise. The ZIP you are in matters more than the market average.
How each ZIP played out
| 33024 | 33027 | 33328 | 33025 | |
|---|---|---|---|---|
| Median sale price | $499,000 | $432,500 | $657,500 | $418,500 |
| Price change vs. year before | down 1.2% | down 8% | up 8.5% | up 3.7% |
| Homes sold | 203 | 234 | 126 | 156 |
| Median days on market | 67 | 99 | 60 | 78 |
| Months of supply | 4 | 5.6 | 3.5 | 5.9 |
ZIP 33024: more sales, price dipped a little
The Real Estate Data Aggregator counted 203 homes sold in ZIP 33024, up 4.1% from a year before. The median sale price was $499,000, down 1.2%. So buyers are showing up, but they are not paying more. Homes sat on the market a median of 67 days, which is 7 days shorter than a year before. That is a real improvement.
One bright spot: the Real Estate Data Aggregator shows 25.2% of homes went under contract within two weeks of listing in ZIP 33024. That is up 13.8 points from a year before. Price it right, and it can move fast. Pending sales hit 226, up 17.1%. Demand is there.
ZIP 33027: the most inventory, the slowest pace
ZIP 33027 had the most homes for sale: 426, according to the Real Estate Data Aggregator. That is down 22.1% from a year before, but it is still the highest of the four ZIPs. The median sale price fell 8% to $432,500. Homes sat a median of 99 days, which is 4 days longer than a year before. Not every home here sold fast.
Still, 234 homes sold, up 3.5%. And 16.5% of homes went under contract within two weeks, up 8.6 points. Supply fell to 5.6 months, down 1.8 months. The direction is better. But pricing has to match what buyers will actually pay.
ZIP 33328: the strongest numbers of the four
ZIP 33328 stands apart. The Real Estate Data Aggregator shows the median sale price rose 8.5% to $657,500. Homes sold jumped 17.8%, to 126. Inventory fell 28.1%, the steepest drop of any ZIP here. Homes sold in a median of 60 days, which is 20 days shorter than a year before.
The Real Estate Data Aggregator shows 27.6% of homes in ZIP 33328 went under contract within two weeks of listing. That is up 9 points from a year before. Supply sits at 3.5 months, down 2.2 months. This ZIP is moving with more energy than the others.
ZIP 33025: modest gains, but slower pending sales
ZIP 33025 saw the median sale price rise 3.7% to $418,500, per the Real Estate Data Aggregator. Sales grew 6.8%, to 156 homes. But pending sales fell 6.3%, to 149. Days on market stretched to 78, up 6 days from a year before. Supply is 5.9 months, the highest of the four ZIPs.
The sale to list ratio held at 97%, up 0.4 points. And 17.5% of homes went under contract within two weeks, up 3 points. Some homes here are moving well. Others are sitting. The difference is usually price.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. That is a real gain nationally. But Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Mortgage rates climbed above 7% for the first time since January 2025, also per Realtor.com. Buyers are watching their budgets closely.
That national pressure shows up here. In ZIPs 33024 and 33027, prices fell even as sales rose. Buyers are active, but they are not stretching. List at the right number and you get a deal. List too high and you wait.
- Across ZIPs 33024, 33027, 33328 and 33025, the Real Estate Data Aggregator counted 719 homes sold in the three months ending July 31, 2026, up 6.7%.
- Inventory fell 22%.
- But two ZIPs saw prices fall, and one saw a price drop of 8%.
- Demand is real.
- Pricing still has to match what buyers will actually pay on your street.
One more thing worth knowing: one street can read very differently from the whole ZIP code. The numbers above are the median. Your home may sit above or below that line depending on size, condition and location within the ZIP.
