Inventory is down across the market, but not every part is moving the same
The biggest thing to know right now: homes for sale across ZIPs 33024, 33027, 33328 and 33025 fell 21.2%, according to the Real Estate Data Aggregator. Fewer choices for buyers. But that number covers four ZIP codes that are behaving very differently from each other.
Nationally, Realtor.com counted active listings topping 1.16 million homes in September 2026. Here, inventory moved the other way. That gap matters when you are pricing or shopping locally.
Supply tells four different stories
Months of supply is the clearest way to see who holds the advantage. The Real Estate Data Aggregator measured it ZIP by ZIP for the three months ending August 31, 2026. The range is wide.
- 1333283.5 months
- 2330243.9 months
- 3330275.8 months
- 4330257.1 months
33328 sits at 3.5 months. That is tight. 33025 sits at 7.1 months. That is a buyer's market by most measures. Same metro, very different conditions.
Prices moved in opposite directions
The Real Estate Data Aggregator tracked median sale prices for the three months ending August 31, 2026. Two ZIPs saw prices fall. One held nearly flat. One rose.
| 33328 | 33024 | 33027 | 33025 | |
|---|---|---|---|---|
| Median sale price | $654,000 | $489,950 | $389,500 | $360,000 |
| Change vs. same period 2025 | +7.9% | -1% | -15.8% | -12.2% |
33025 and 33027 saw prices fall more than 12%. That is not a small dip. It is a real shift that sellers in those ZIPs need to account for when picking a number.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Two of these four ZIPs moved the opposite direction from that national trend.
Speed: some homes moved faster, some did not move at all quickly
The Real Estate Data Aggregator counted median days on market for the three months ending August 31, 2026. 33328 was fastest. 33027 was slowest, and its pace did not improve from a year ago.
In 33328, the Real Estate Data Aggregator found that 26.6% of homes went under contract within two weeks of listing. That was up 13.2 points from the same period in 2025. In 33027, that share was 14.2%.
What buyers and sellers are actually doing
The Real Estate Data Aggregator counted 680 homes sold across all four ZIPs in the three months ending August 31, 2026. That is up just 1.3% from a year before. Sales are moving, but not surging.
Pending sales across the four ZIPs fell 3.5% year over year. New listings fell 2.6%. Both buyers and sellers pulled back a little. That is consistent with what Realtor.com reported nationally: mortgage rates climbed above 7% for the first time since January 2025.
Fannie Mae, as reported by CNBC on October 14, 2026, forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That is not a small number. It shapes what buyers can afford, and it shapes how sellers need to price.
Where sellers got closer to their asking price
The Real Estate Data Aggregator measured the average sale price as a share of list price for the three months ending August 31, 2026. In 33024, sellers got 97.6% of list. In 33027, they got 96.1%.
In 33024, the share of homes that sold above list price rose 6.2 points to 13.5%, per the Real Estate Data Aggregator. In 33027, that share was 5.6%. Not every home is leaving money on the table, but most are not getting above ask.
The honest summary
- Inventory is down 21.2% across the market, per the Real Estate Data Aggregator, but that headline hides a lot.
- 33328 has 3.5 months of supply and homes selling in 56 days.
- 33025 has 7.1 months of supply and days on market up 10 from a year ago.
- These are not the same market.
- Your ZIP code, and even your street, reads differently from the whole.
One street can read very differently from the ZIP code around it. The numbers above are a starting point, not a final answer for your specific home.
