Luxury buy box inventory fell as Miami-Dade ultra-luxury sales kept climbing

The one fact that changes what you should do: the Real Estate Data Aggregator counted 1,351 homes for sale across the Luxury buy box in the three months ending July 31, 2026. That is down 24.5% from the same months of 2025. Fewer choices for buyers means your home faces less competition from other sellers right now.

At the same time, CNBC reported 194 ultra-luxury sales of $10 million or more in Miami-Dade County in just the first eight months of 2026. CNBC also projected that number could reach 291 by year-end. That kind of buyer activity at the top of the market tends to pull demand down through the price ranges below it.

CNBC noted that 82% of Miami condo sales valued at $1 million or more were all-cash transactions in 2025. Cash buyers move fast and skip financing delays. That is worth knowing if you are pricing or timing a sale.

Sales rose even as inventory shrank

The Real Estate Data Aggregator counted 915 homes sold across the Luxury buy box in the three months ending July 31, 2026. That is up 8.8% from the same period a year before. More sales with fewer homes available tells you buyers are working through what little is on the market.

Pending sales across the Luxury buy box reached 941, up 6.8% year over year, per the Real Estate Data Aggregator. New listings fell 10.8% to 1,171. Fewer homes coming to market while pending sales climb is a clear sign of tightening conditions.

Not every ZIP code is moving the same way

The Real Estate Data Aggregator shows real differences across the eight ZIP codes in this buy box. Some are tighter and faster than others.

ZIP 33331 saw days on market drop 22 days shorter than a year before, per the Real Estate Data Aggregator. ZIP 33330 saw inventory fall 40.4%. ZIP 33332 saw a third of its homes go under contract within two weeks of listing. Not every part of the buy box is slow.

A few places showed softer price movement. The Real Estate Data Aggregator recorded the median sale price in 33331 at $885,000, down 5.8% from a year before. In 33330 it was $1,287,500, down 0.6%. In 33332 it was $1,077,500, down 1.9%. Prices dipped a little in those three ZIPs, even as sales volume held up.

  7. 733326-18.4%
  8. 833331-16.4%

The wider picture adds some caution

Nationally, mortgage rates topped 7% for the first time since January 2025, according to Realtor.com. That matters because it raises the monthly cost for any buyer who is not paying cash. Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022.

Redfin reported that 21% of U.S. home sellers dropped their asking price in the four weeks ending September 20. That is the broader national picture. Locally, the Luxury buy box is holding up better than that, but pricing precisely still matters.

In short
  1. The Real Estate Data Aggregator counted 915 homes sold across the Luxury buy box in the three months ending July 31, 2026, up 8.8%, while inventory fell 24.5% to 1,351 homes.
  2. CNBC reported 194 ultra-luxury sales of $10 million or more in Miami-Dade through August, with a projected 291 by year-end.
  3. Buyers have fewer choices.
  4. Sellers have less competition.
  5. But results still vary street by street, and national headwinds like 7% mortgage rates are real.

One street can read very differently from the whole ZIP code. The numbers above are a starting point, not the whole story for your home.
