Real estate, Luxury buy box

Here is the number that changes everything right now. The Real Estate Data Aggregator counted 1,320 homes for sale across the luxury buy box in the three months ending August 31, 2026. That is down 24.7% from the same months of 2025. Fewer choices for buyers means better positioning for sellers who price well.

At the same time, Realtor.com put the national 30-year fixed mortgage rate at 7.40% in October 2026. CNBC reported the average contract rate on conforming loans hit 7.49% the week of October 7, 2026. Higher borrowing costs shape what buyers can spend and how long they take to decide.

Sales are holding up despite the rate pressure

The Real Estate Data Aggregator counted 859 homes sold across the luxury buy box in the three months ending August 31, 2026. That is up 8.2% from the same period a year before. Sales moving up while inventory moves down tells you demand here is real.

The pipeline looks healthy too. The Real Estate Data Aggregator counted 896 pending sales across the buy box in the same period, up 3.6% year over year. New listings came in at 1,110, down 9.3%. More buyers under contract, fewer fresh listings. That math keeps pressure on supply.

How each ZIP code read in the three months ending August 31, 2026

Where prices moved, and where they dipped

Not every ZIP saw prices climb. The Real Estate Data Aggregator showed 33330 at a median sale price of $1,350,000, up 3.1% from a year before. ZIP 33029 came in at $782,500, up 9.4%. Those are meaningful gains.

What sellers actually got at closing

Sale-to-list ratios tell you how close sellers got to their asking price. The Real Estate Data Aggregator put ZIP 33028 at 98%, the highest in the buy box. ZIP 33029 and 33024 both came in at 97.6%. ZIP 33332 was lowest at 94.7%, and 33330 was at 94.8%.

Nationally, Realtor.com reported home prices were down 1.4% year over year as of early October 2026. The Federal Housing Finance Agency put U.S. house prices up just 2.6% from July 2025 to July 2026. This buy box is holding its own against that softer national picture.

Months of supply: how tight is each ZIP?

Months of supply measures how long it would take to sell every home currently listed. Lower means tighter. The Real Estate Data Aggregator put ZIP 33028 at just 2.4 months, down 2.4 months from a year before. ZIP 33330 came in at 3.6 months, down a sharp 5.8 months.

ZIP 33326 had the most supply at 7.3 months, down only 0.6 months from a year before. That is the one ZIP where buyers have the most room to negotiate. Every other ZIP in the buy box sat below 6 months.

In short
  1. Across the luxury buy box in the three months ending August 31, 2026, inventory fell 24.7% while sales rose 8.2%, according to the Real Estate Data Aggregator.
  2. Realtor.com put the national 30-year rate at 7.40% in October 2026, which shapes buyer budgets.
  3. But pending sales were up 3.6% buy-box-wide, and most ZIPs saw quicker contract timelines than a year ago.
  4. Tighter supply with steady demand is the story here.

One thing worth saying plainly: the buy box average does not tell your home's story. ZIP 33330 lost nearly half its inventory and saw sales jump 37.5%. ZIP 33326 still has 7.3 months of supply and a median price that dipped 1.3%. One street can read very differently from the ZIP code around it, and one ZIP can read very differently from the buy box as a whole.
